Summer is finally here

June in Montana is elite—the hills are green, the sun is finally out past 9:00 PM, and the real estate market is firing on all cylinders! It has been an absolute whirlwind lately between visiting family (Hi, Sri Lanka Quacks!), getting the flower garden up and running, and welcoming a new hummingbird friend to the porch. Inside, the oven has been working overtime with fresh sourdough rolling out every week.

We recently took a quick trip over to Virginia City with a good friend, and it was the perfect way to step back into Montana's past. I haven't been there since I was at least seven years old, and I loved the nostalgic feel of enjoying a classic summertime activity from my childhood while soaking in the local history. It has sparked me to pick up the non-fiction telling of Sheriff William Plummer's story recommended below.

As soon as we get a break from these wild spring thunderstorms, I cannot wait to get the Jeep top down and head up into the mountains! The wild flowers will surely be ready to make their appearance all over Southwest Montana right about now. Summer is my favorite time of year and I'll leave an open invitation for campfires down on the beaches of Canyon Ferry Lake with my husband and me, just make sure to bring your appetite for s'mores!

Now that June is here and the weather is semi-cooperating, our summer market is officially in full swing! Whether you are hoping to lock in a new home before the peak of summer or preparing to list, it's crucial to know exactly what the data is doing right now. Here is a look at how our local markets are shaking out as we head into the busy season.


Gallatin Valley: Speeding Up as Inventory Tightens
With summer arriving, the Gallatin Valley is seeing a flurry of activity. The numbers show us that homes are moving quite a bit faster than they were this time last year, shaking off any lingering winter frost.
The market here remains incredibly fast-paced. Although prices have softened slightly by 6.9% from this time last year, inventory is down nearly 12%, and the median days on market is seeing homes selling in under a month. Buyers must have their financing locked in and be ready to act relatively quickly. For sellers, well-priced and desirable properties will not sit long and are moving well.

Broadwater County: A Patient, Buyer-Friendly Market
Just down the road in Broadwater County, the market tells a slightly different story—one of steady, reliable opportunity. We are seeing a much more relaxed pace here compared to the valley.
Homes are sitting for a median of three months, offering buyers a chance at a rural Townsend lifestyle without the pressure of bidding wars—plus strong leverage for negotiation. Sellers must price accurately from day one and expect a longer contract timeline.

Ultimately, we are looking at a tale of two very different markets right next door to each other. If you are ready for the fast-paced energy of the Gallatin Valley, you need to be prepared to strike quickly with strong financing. My husband is rubbing off on me with historical non-fiction reading. While his nose has been stuck in the Byzantine Empire, I've been exploring Montana history!

Virginia City, Montana, was the second state capital of Montana and home to the upheaval of the gold rush times, leading to one of Montana's notorious stories of the Vigilantes and famous, morally ambiguous Sheriff Henry Plummer. I'm deep diving into the times with this well-written take by Frederick Allen, and I highly recommend it!

Exploration Works

Had a fantastic job at ExplorationWorks with my 1 1/2 year old nephew recently! What an amazing place for children of all ages with plenty of STEM-based activities and games. We were in there for two hours easily! I highly recommend dedicating a fun Saturday to the area, making sure to include the carousel right next door.

I, as a grown adult, LOVED many of the activities and experiences, including the 360° Mount Everest room!

New App: Lightning

We lost power in Townsend a few weeks ago for more than a couple of hours when a late spring/early summer thunderstorm blew through and tipped over an old tree onto some power lines in town.

I'm a big weather tracker gal these days, especially when it comes to the area where my listings are! I love this lightning tracker app to keep track of lightning when we're out on the lake.
