The golden light of autumn has arrived, signaling the start of one of my favorite times of year here in Montana! The days seem to keep staying hot and the nights chill off fast; ask me about how wearing a nice fall sweater last weekend went when it was 38º in the morning but 85º in the afternoon... meanwhile, the elk are sure bugling and the leaves have started to change to bright yellows and orange! While the pace of life tends to shift with the seasons, I’m thrilled to report that my business is keeping me busy with open houses and the search for homes. Thank you all so much for the trust you’ve placed in me; your support is truly the best part of this new chapter!

Fall just feels like the ideal baking time, even though I try to bake year-round. I had a good friend help me refresh my sourdough starter and I'm already three loaves deep getting back into! These didn't make it further than our kitchen counter before Simon and I devoured them, but I would love to make you a loaf or two. I also cannot stop making these pumpkin bars. They're so easy to make and a quick delicious commodity that goes fast at my open houses and office meetings! I'll make you a pan, or check out the recipe below – they're so good with my homemade pumpkin puree.

Southwest Montana Real Estate Market Insights

The Southwest Montana real estate market, from vibrant Bozeman to charming Townsend and everything in between, is dynamic and constantly evolving. Understanding these local nuances for single-family residential properties is key for both buyers and sellers, especially as we head into the seasonal shift of fall.

My best advice for both buyers and sellers is to reflect on what I've seen in the past few months and have discussed with my fellow REALTORS®: the market is just slow. The pace from our COVID years has upset the norm for time on market and how long it takes to typically buy and sell a home. This summer, while being the busy season, has seen slower moving homes in all product types.

Real estate remains one of the safest investments that money can buy. Paying attention to world affairs and monitoring interest rates is what a smart consumer should be doing, but I always suggest speaking to the professionals to get expert advice and personalized planning on how to pursue your real estate dreams. I encourage buyers to work with a lending professional and to buy within their living range and sellers to be patient throughout the home selling process, as every home and every market has its own story.


In Bozeman, the market for September remains highly active. The median sales price for single-family homes saw a slight rise, increasing to $925,000. Homes here are still moving, but the market pace cooled somewhat, with the average Days on Market ticking up slightly to 28 days (an increase of 3 days from August). Critically, the end of month inventory of single-family homes has grown significantly, increasing to 840 homes. This indicates that strong demand is being met with a healthy and increasing supply, which keeps the market competitive while offering more choices for potential buyers. If you're on the fence to list in Bozeman, it's not too late in the season. Open houses are still getting plenty of traction and we've got time before the snowy months push everyone inside.


Meanwhile, the market in Townsend (Broadwater County) continues to present a different, yet equally compelling, opportunity. The median sales price for single-family homes also saw a minor increase to $570,000. The average Days on Market remained steady at 46 days, which offers buyers a reliable window of time to make informed decisions. Similar to Bozeman, the number of homes available in Broadwater County has expanded robustly, with the end of month inventory growing to 143 single-family homes. This expansion provides an excellent and growing range of options for those seeking a more rural or small-town feel. If you have a home listed in Broadwater, I suggest considering an open house this weekend while the Townsend Fall Festival brings traffic through the Missouri River Valley.


As we move into the fall season, it's natural for the pace of the real estate market to cool down slightly. The peak summer buying season, with its warmer weather and longer days, is giving way to the physical seasonal change that Montana is known for. This shift typically leads to fewer buyers in the market and can present a great opportunity for those who are serious about finding a home, as there may be less competition and more room for negotiation.

Cowgirl's Espresso Montana

If you find yourself passing through Townsend on your way to the capital or turning off to head to Canyon Ferry by way of The Silos, you have to stop by Cowgirl's Espresso Montana. You can't miss it, it's painted like a cow!

We stopped by on our way to go herd some walleye around and their fall coffee and Lotus menu is up. Did I go for the "Basic Witch" white chocolate/pumpkin spiced mocha? You bet yer boots I did!

Townsend Fall Festival | Oct 3-5

I look forward to seeing you all this weekend! Hosted by the Townsend Rotary Club, the long standing and much anticipated Townsend Fall Festival returns again during this first weekend of October this fall! Everyone is welcome and I encourage my Bozeman folk to venture this way to take in the event. The vendors, food, and music line-up is always so much fun and I look forward to this event every year! Almost everyone in Townsend participates for the three day event. Get your holiday shopping out of the way, see some neat cars during the car show, and plan on eating some fantastic food.

Sleepy History

I've been on such a history kick, I'm not quite sure why. Simon and I recently went on a much needed trip to Fiji that included an 11 hour overnight flight out of Los Angeles. Now if you're like me and cannot sleep on planes for the life of you, I'll let you in on my little secret...

Two sleep gummies later and a few episodes on the history of horses, pizza, and King Henry VIII and I was out like a light for at least four hours. This podcast is now a staple that allows me to be interested enough to not let me mind wander but soothing enough to lull me to sleep! I recommend checking it out...
