Welcome to April, everyone! I hope you had a great Easter weekend. You might have noticed I missed our regular update last month, as I needed to take a step back and take some time to be with my family. I am so grateful for the opportunity to pause and reset, and I am now back, recharged, and incredibly eager to dive into the beautiful Montana spring market!

There is already so much to celebrate this season. I want to send a huge congratulations to my wonderful client on successfully closing on her home in Bozeman! It was an absolute joy to support her through the process and see her cross the finish line into her next chapter.

I am happy to announce that I have been accepted in the ERA Cre@tor program! ERA is an international brand with a network that includes more than 43,000 affiliated brokers and independent sales associates and approximately 2,300 offices throughout the United States and 37 other countries and territories. I'm proud to say I've been accepted into a group of 14 other professionals within ERA from across the nation and am looking forward to improving myself and business through the various social media channels. Southwest Montana Real Estate Market Insights

The first quarter of 2026 is officially in the books, and as the snow keeps toying with us, we are already seeing the early signs of our traditional spring market awakening. Whether you are browsing for your first home or preparing to list a legacy property, here is how our local data is shaking out alongside the latest national trends.

My Advice for the Spring Market: As the weather warms, the pace of the market will undoubtedly accelerate.
Buyers: Use these final quiet weeks to lock in your financing. Locking in your search now means avoiding the peak summer price tags that we historically see by June.
Sellers: If you are waiting for the green grass to list, start your preparations now. NAR notes that nationwide, homes typically sell eight days faster in April than in the preceding weeks, pushing the average time on market down to just one month. Desirable homes are going to start moving very quickly.

Gallatin Valley: Setting the Baseline for Spring The data for the Gallatin Valley reflects a market that is shaking off the winter frost. Our Year-to-Date median sales price currently sits at $692,000. I want to reiterate that these are strictly our first-quarter numbers—we fully expect this median to heat up as there just isn't as much data to pull from yet this early in the year. In fact, according to newly released April 2026 data from NAR, the national median home prices typically climb by a notable 2.1% in April alone, with the largest price jumps of the year historically arriving in May and June, which we see the same trend locally with our seasonal market.
Currently, our local homes are seeing a median of 39 days on the market (slightly slower than where 2025 wrapped up), and our end-of-month inventory is sitting at 278 in March. We can expect things to only quicken as the summer months historically provide more inventory and shorter days on market. The spring rush is so close to being officially here that local buyers will need to act decisively.

Broadwater County: Steady Opportunities for First-Time Buyers Over in Broadwater County, the market tells a slightly different story—one of steady, reliable opportunity. The median sales price came in at a solid $564,500. With a median of 145 days on market and an end-of-month inventory of 50 homes, buyers here have a bit more breathing room. Don't be scared away from that less-than-ideal 4+ month timeline to put a listing under contract. Again, the first quarter of the year has proven sleepy in Broadwater County and has just begun to wake up from the winter months. We finished off the year with 47 days on market and can easily expect that number to level out to the norm in the coming months as new inventory refreshes the market.
This steady pace is fantastic news for new buyers. Nationally, April is a prime month for families entering the market, with the share of first-time homebuyers jumping to 32.1%. At the same time, the share of all-cash buyers actually drops slightly to 22% as investors step back from rising spring price tags. If you are looking for affordability and a rural Townsend lifestyle, this market allows you to view properties and make decisions without the immediate pressure of bidding wars.

Project Hail Mary

It's been a long time since I've fallen in love with a story as much as I have with Project Hail Mary! For those of you looking for a sweet story of friendship and perseverance with loads of science and humor, then this is the movie and book for you. I've always been a big fan of Ryan Gosling, but he truly brought one of the main characters to life!

I read the book before the movie came out, and it's a wonderful read. The science sciences more in the book, but the movie alone is just as wonderful. I highly recommend picking up a copy and/or catching the film while it's still in theaters!
