Summer in Montana is in full swing! The days are getting hotter, the wild huckleberries are finally starting to plump up for picking, and the skies are staying blue late into the evening! I'm thrilled to share some incredibly exciting news with you all! After many fulfilling years behind the scenes in an agent marketing role for ERA Landmark Real Estate, I've officially made the exciting leap into a new chapter: I'm now a licensed REALTOR® here in beautiful Montana!

As a 5th-generation Montanan, with deep roots in the Gallatin Valley and now a proud resident of Townsend, Montana, this region isn't just where I work—it's home, and it's personal. While homes here tend to stay on the market a bit longer than in Bozeman, with a median of 51 days on market, this offers buyers more time to make informed decisions. Late July and early August in Montana are all about savoring those long, warm days before the crisp autumn air starts to hint at what's to come. Now's the perfect time to tackle a few home tasks that take advantage of the heat and help you transition smoothly into fall.
- Exterior Caulk Check-up: Just like we mentioned, take a walk around your home's exterior. Look for any cracked, peeling, or missing caulk around windows, doors, and other openings. Reapply where needed. This helps prevent drafts, keeps out unwanted critters, and protects your home from the elements as the seasons change.
- Water Heater Flush: With the warmer temperatures, it's an ideal time to flush your water heater. Sediment can build up in the tank, reducing efficiency and shortening its lifespan. Draining it now, when you might not mind a brief interruption to hot water, helps ensure it's running optimally for those colder months ahead, and can even prevent costly repairs.
- Garage Door TLC: Your garage door works hard, and the summer dust and heat can take a toll. Give the tracks a good wipe down to remove any debris. Apply a silicone-based lubricant to the hinges, rollers, and springs.
