Southwest Montana Real Estate Market Insights

The Southwest Montana real estate market, from vibrant Bozeman to charming Townsend and everything in between, is dynamic and constantly evolving. Understanding these local nuances for single-family residential properties is key for both buyers and sellers.

In Bozeman (Areas 1 & 2), the market is highly active. The median sales price for single-family homes is currently $900,000. These homes are moving quickly, with an average of just 26 days on market. Despite the swift sales pace, Bozeman also has a significant selection, with 609 single-family homes currently in inventory. This indicates a strong demand that is being met with a healthy supply, keeping the market competitive.

Meanwhile, in Townsend (Broadwater County), the market presents a different, yet equally compelling, opportunity. The median sales price for single-family homes is $549,000. While homes here tend to stay on the market a bit longer than in Bozeman, with a median of 51 days on market, this offers buyers more time to make informed decisions. There are 64 single-family homes currently available throughout Broadwater County, providing a good range of options for those seeking a more rural or small-town feel.

Across the broader Southwest Montana region, the allure of wide-open spaces, privacy, and unparalleled outdoor access continues to be a major draw for homebuyers. While interest rates are always a factor, many buyers are also leveraging equity, contributing to strong purchasing power.

Whether you're looking to buy or sell, staying informed about these specific local trends is crucial. I'm here to provide personalized insights and guide you through the intricacies of your desired market!

Homeowner Tips & Tricks

Late July and early August in Montana are all about savoring those long, warm days before the crisp autumn air starts to hint at what's to come. Now's the perfect time to tackle a few home tasks that take advantage of the heat and help you transition smoothly into fall.

  • Exterior Caulk Check-up: Just like we mentioned, take a walk around your home's exterior. Look for any cracked, peeling, or missing caulk around windows, doors, and other openings. Reapply where needed. This helps prevent drafts, keeps out unwanted critters, and protects your home from the elements as the seasons change.
  • Water Heater Flush: With the warmer temperatures, it's an ideal time to flush your water heater. Sediment can build up in the tank, reducing efficiency and shortening its lifespan. Draining it now, when you might not mind a brief interruption to hot water, helps ensure it's running optimally for those colder months ahead, and can even prevent costly repairs.
  • Garage Door TLC: Your garage door works hard, and the summer dust and heat can take a toll. Give the tracks a good wipe down to remove any debris. Apply a silicone-based lubricant to the hinges, rollers, and springs. This simple task can prevent squeaks and extend the life of your opener, preparing it for the increased use as we head indoors more.
  • Declutter & Organize (Garage Sale Prep!): As you enjoy the warm evenings, consider what you might want to clear out before fall. Think about that garage or shed. Late summer is prime time for garage sales! Decluttering now creates space for fall décor and makes future organization much easier. You might even make a little extra cash!
  • Outdoor Furniture Care: Before the truly chilly weather sets in, give your patio furniture a good clean. Wipe down surfaces, wash cushions, and consider applying a protective sealant if needed. If you have covers, ensure they're clean and ready for use. Storing furniture properly prolongs its life and keeps it looking great for next spring.

Smitty's Coffee

If you're traveling through Three Forks, you absolutely have to stop at Smitty's Coffee right at the I-90 junction with Highway 287. I can't get enough of their Lotus drink specials, and my recent go-to is the Cowgirl's Christmas. It's the perfect, refreshing pick-me-up to beat this Montana summer heat and keep you energized for all your adventures!

Huckleberry Picking

It's borderline huck season in Southwest Montana! The family and I got up into the Bridger Mountains a few weeks ago and were able to find a few patches. They're not quite big enough yet to fill a good bucket, but we'll be back. I've got some fall pies scheduled...

Titanic: Ship of Dreams

I LOVE a good podcast! Especially one with a series that I can binge through. If you like history, this podcast is for you! It dives deep into the iconic maiden voyage of the White Star luxury ship, the RMS Titanic. This one doesn't star Kate and Leo, but it has fascinating first hand accounts of the tragedy and aftermath.
