I hope this blog post finds you warm and settled! I’ve been taking a little extra time recently to simply be with my family, and it has been exactly what the soul needed. I baked my heart out for Thanksgiving, and the family was overly competitive over card games—the perfect way to recharge. I'm also planning on diving into some serious holiday baking as my new sourdough starter has come to life—be ready for lots of fresh-baked bread! I might need help naming this one...

Now that the snow has officially flown, reality has hit: my tires were looking a little too "racing slick" for a Montana winter. Oops! I’m heading over to my local tire shop to get hooked up with some new tread so I can stay safe on the roads. If you've been putting off that winter car prep, consider this your friendly nudge to get it done! On a high note, I am so excited to watch the Cats in the FCS Playoffs! There is absolutely nothing like watching a Bobcat playoff game on our home field at Bobcat Stadium—the energy is incredible. On the community front, I’ve started the Townsend Photography Club! We meet the first Wednesday of each month to discuss all things photography, from composition to equipment. We're looking forward to 2026 being full of great guest speakers, themed contests, field trips, and fun critiques to help hold each other accountable. Anyone and all skill levels are welcome to join us!

While the real estate market naturally cools with the temperature, my phone is always on. The market action in December consists of serious, highly motivated buyers. I am still happily available for showings, chatting about market advice, or providing in-depth Comparative Market Analyses (CMAs) for those of you thinking about selling in the spring. Southwest Montana Real Estate Market Insights

While the holidays are in full swing and snow is piling up in the high country, the real estate market is settling into its classic winter rhythm. This seasonal "cooling" is less about a lack of interest and more about a shift in intention. The casual window-shoppers have hibernated, leaving a pool of highly motivated buyers who are serious about making a move before the new year. For sellers, this quiet period is a strategic gift. Instead of rushing to list, use these slower weeks to tackle those indoor maintenance projects or minor renovations. Prepping now means you’ll be ready to launch with a polished, competitive product when the spring buyer frenzy returns. Let's look at the numbers!


In Bozeman, the market remains remarkably resilient even as temperatures drop. The median sales price for single-family homes is hovering at $920,000, virtually unchanged from previous months, proving that demand for quality homes isn't hibernating. Homes are moving at a steady clip with a median of 29 days on market, which is incredibly swift for this time of year. We are seeing a tightening in supply, with monthly inventory sitting at 229 homes (down slightly from 235 in November). This dip in inventory is typical for the season, but for buyers, it means that while there are fewer options, the competition for the good ones remains steady.


The market in Townsend (Broadwater County) is telling a story of opportunity for buyers. The median sales price has adjusted to $495,000, breaking below the $500k mark and offering a very attractive entry point compared to the surrounding areas. Interestingly, the pace of sales has quickened slightly, with the median days on market dropping to 41 days. Inventory has seen a slight uptick to 23 homes (up from 21 in November). This unique combination of a lower median price, quicker sales, and slowly growing inventory suggests that well-priced homes in Townsend are still moving, but sellers need to be sharp with their pricing strategy to capture attention.


As we wrap up November and head into the final stretch of the year, the "takeaway" is one of balance. We aren't seeing the drastic freezes of past years, but rather a stable, normalized winter market. The drop in Bozeman's inventory and the price adjustment in Townsend highlight that micro-markets matter more than ever. For buyers, the holiday season might be your best chance to negotiate without a bidding war. For sellers, patience and preparation are your best friends right now.

Townsend Christmas Stroll & Parade | Dec 6

The annual stroll is back to spread cheer in Townsend, Montana! I'm looking forward to the parade and seeing all of the wonderful lights. I'm proud of my neighbors around town that have already gotten their lights up around the house, it makes this time of the year so special driving around.

The festivities run from 4-7pm, the parade starts at 5pm, and you can catch Santa at his workshop the entire time for photos! There are so many fun giveaways and deals already gearing up, make sure you pop down Broadway to see everyone!
